One of the largest residential developments in the country is well underway now. As of Spring 2020, over 600 residents have moved into Walsh Phase I, which features 587 homesites. Phase II has begun with even more builders and choices of home types. The development is being built on the historic acreage of The Walsh Ranch. Still, the developer has called the community “Walsh,” differentiating it from a residential community in Roundrock, Texas, marketed under the “Walsh Ranch” name.

No doubt locals will continue to refer to the North Texas development as “Walsh Ranch” for the foreseeable future. Still, as the community grows, the new “Walsh” name will slowly enter the vocabulary of both real estate brokers and residents. Located on 7,200 acres in west Fort Worth, Walsh will ultimately be home to 50,000 residents in as many as 18,000 new homes. Home prices will begin at $300,000.

F. Howard Walsh III, whose family has owned the land since the 1930s, named Republic Property Group (RPG) as the project developer, and intensive construction on infrastructure has been going on for over two years. The Walsh family chose the developer precisely because of their success with large-scale residential developments over the past 50 years.

The former Walsh Ranch is ideal for large-scale development because it is the country’s biggest contiguous tract of land within 10 minutes of a major central business district. In 2018, Fort Worth was the fastest-growing U.S. city, with a population of over 500,000. Residents for these homes will be in plentiful supply as the population grows by over 200,000 in the next few years. The Walsh development lies in Parker and Tarrant County, with all homes zoned for the acclaimed Aledo ISD.

Nearly 587 homes will soon be completed, with the first phase to be fully built out within 10-12 years. The entire 7,200 acres may take 40-50 years to be fully developed. The initial phase of 1,700 acres includes 547 production home sites on lots with widths of 35 to 70 feet. An additional 40 lots ranging in size from 12,000 to 30,000 square feet are also available for custom-built estate homes.

HOA dues in the new development will be assessed based on the size of the home site. HOA fees range between $189 – $231 per month. The HOA amenities Walsh residents enjoy include front yard maintenance, maker space, pools, fitness facilities with locker rooms, parks & trails, community events, and lightning-fast 2GB home internet. Included trash service features returning trash receptacles to your garage from the street.
New schools in Walsh are part of the Aledo ISD.

The new Mary D. and F. Howard Walsh Elementary School is an exemplary state-of-the-art school, including a STEM curriculum in addition to science, functional academics, and the arts. The campus also houses an innovative maker space serving students and adults in the community. Maker spaces are innovative community amenities where students and adults gather to collaboratively engage in projects and hobbies from gardening to woodworking and electronics. Referred to by the developer as the Makerspace at Walsh, the feature will be a part of the community village area.

Other district schools include McAnally Intermediate School (834 students). Aledo Middle School (849 students), Daniel Ninth Grade Campus (442 students), Aledo High School (1,242 students). A new High school campus will be built just north of Walsh, and the completion date will be announced.
HOA dues at Walsh

Homeowner Association Dues are assessed based on the size of the homesite.

  • 50′ home sites – $199 per month
  • 60′ home sites – $208 per month
  • 70′ home sites – $231 per month

Homeowner dues at Walsh allow access to all amenities, community events, front yard maintenance, standard area maintenance & 2GB home internet. The internet is the fastest in Texas, with the ability to upgrade to a blazing 10GB.

Utilities at Walsh

The City of Fort Worth provides water. Electric providers are the homeowner’s choice through Oncor. Available options can be compared at www.powertochoose.org. Atmos provides gas service.

Builders’ model homes in Walsh are now under construction, and as of Spring 2020, Walsh is home to over 600 residents. Residents continue to move to the community, and custom homes and a few spec homes are being built. The two newest neighborhoods at Walsh are Overlook Park, Lake Park, and Cline Park. The neighborhoods in this second phase of Walsh feature homes priced from $270,000 to $800,000. The new phase also includes townhomes and custom homes of over $1 million. The current builders are building in Phase II, and new builders will also be added.
