A condo-owner’s perspective at T&P Lofts

Donna Young moved into the T&P Lofts in 2006, just after the building had been converted into condos. As one of the earliest downtown residents Donna chose the “Fort Worth Urban Lifestyle” for several reasons. As a project manager for a national bank Donna flew out on Monday morning and returned to Fort Worth on Thursday evening nearly every week throughout the year. The “lock and leave” convenience of a downtown Fort Worth condo just made perfect sense. So many of the conveniences at the T&P Lofts served Donna’s needs at the time.

One of the things people always ask me about are the HOA fees which many single-family homes don’t have. I did the math and saw where I could save substantial money by moving to a condo. Included in the HOA fees are blanket insurance, a 24/7 concierge, fitness center, cable & internet, trash collection and common area maintenance. Having come from a traditional house in west Fort Worth I enjoyed the freedom and cost-savings of having no yard to take care of. When you start thinking about the cost of things like lawn service, fertilizing, sprinkler system maintenance, fixing the fence, planting seasonal flowers, exterior painting and all of the other costly joys of home ownership the HOA fees make a lot of sense. I also realized that Texas hail storms don’t cost me a roof deductible every few years anymore.

Donna no longer travels to Chicago each week for work but the location of the on-site TRE station makes commuting to work in the mid-cities one more convenience offered at The T&P Lofts. Beginning in 2018 The Fort Worth Transportation Authority (The T) will be adding direct service into Terminal B at DFW Airport via TexRail which will make commuting even easier for T&P Residents. The new commuter train will also have a station in historic Grapevine.

Imagine the convenience of taking the elevator from your home at the T&P Lofts downstairs to the commuter train platform to travel to the mid-cities, DFW Airport or all the way to Dallas Reunion Station. It’s possible to even eliminate a car or limit automobile reliance and save on gas, maintenance and depreciation. Entertainment, shopping and employment centers in Dallas are now practically at your doorstep in downtown Fort Worth.

Another amenity that Donna finds helpful as a T&P Lofts resident is the full service professionally managed concierge team. As a security feature, having a concierge desk at the front door helps to maintain only authorized access to the private residences upstairs. As an added convenience the concierge staff checks in deliveries and notifies residents via email, provides access to your condo when you’re away from home to maids, service companies and friends.

in 2013 Donna married her husband Tim (her neighbor at the T&P) and they sold Donna’s 745 square foot condo and moved into a larger unit on the 11th floor. Tim & Donna have redesigned the 2 bedroom unit by removing the existing walls and creating a 1,250 square foot studio unit with 2 full baths. The sunny southwest-facing unit provides lots of natural light and a commanding view of Fort Worth’s dynamic near south side.Restaurants and clubs in both downtown Fort Worth and the Magnolia area are less than 15 minutes from the front door by foot. Tim and Donna also walk to the nearby Trinity Trails which connect downtown Fort Worth with the Fort Worth Zoo, Trinity Park and many other interesting destinations. Even Joe T. Garcia’s Mexican Restaurant and the nearby Fort Worth Stockyards are just 3.5 miles north of the T&P Lofts via Main Street.

The T&P Lofts are pet-friendly, commuter-friendly and also a great location for cyclists and runners to find their home in downtown Fort Worth.
